Developing the real & the imaginary.
The Practice
Land & Story works in two materials at once — the ground beneath us, and the stories we set upon it.
The real, and the imaginary, shaped by the same hands.
The Real · Development
Shaping real places with patience and intent — developing the ground, drawing the master plan, and telling the story that makes a place worth belonging to.
The Imaginary · Film
Developing characters worth following and worlds worth living in — on the page and the screen. Engineered to entertain. Built to matter.
The Founders
Andrew and Stephanie Disney are the founders of Land & Story — husband and wife, two creatives who together develop land and stories. One name, one marriage, one instinct for shaping the real and the imagined.
Filmmaker · Land Developer
Andrew Disney makes films and develops land.
He grew up the third child of a Texas developer, in a movie-loving family. He went to NYU and spent years getting people to laugh in the dark. Then he came home to shape the other thing his family had always shaped — the ground itself.
Now he does both. Stories and land, worked the same way: with vision and patience.
“Let the land speak to you.”
Creative Director · Land Developer
Stephanie Disney grew up shopping the Round Top antiques show. Now she runs it.
She’s the eldest daughter of a real estate developer, a sixth-generation Texan, and a TCU fashion major with an eye for the find. In 2018, her family did the unthinkable — bought a twenty-six-acre antiques market in a town of ninety. On paper, it’s crazy. In reality, it’s Round Top. One of the largest antiques shows in the world, where thrice a year a hundred thousand shoppers turn up for the thrill of the hunt.
Today she manages two of the show’s biggest venues — Blue Hills and the Big Red Barn — with the Continental Barn coming next. The photographs, the feeds, the way the whole thing looks — that’s hers too.

A Round Top antiques venue we gave an identity, an audience, and the most foot traffic in town.

Our Role
At its 2018 acquisition, Blue Hills had no social presence, thin branding, and a website years out of date. Our mission was to build an identity, grow an audience, and activate the grounds across the spring and fall Round Top shows. It’s now the most-trafficked venue in town — more than 60,000 unique shoppers a show.
Stephanie and her siblings Corey and Caroline have curated a world-class roster of dealers and tripled the rentable square footage from 50,000 to 150,000 square feet. Day to day, Stephanie runs the social, the photography, and the brand relationships; Andrew produces the reels and video with a trusted crew out of Austin.

The show that started it all — Emma Lee Turney’s original Round Top fair, founded in 1968.

Our Role
The show that started it all. In 1968, Emma Lee Turney brought two dozen of the state’s finest dealers to Round Top and founded the fair that turned a tiny Texas town into one of the country’s great antiques destinations.
After Blue Hills, we had a system to rebuild the website, grow the audience, and activate the show with ticketed events. Stephanie and her siblings curate the dealer roster and run the day-to-day social and photography; Andrew produces the reels and video with the same crew out of Austin. Currently Stephanie is planning the show’s next chapter — how to lay out and build its newest building, the Continental Barn.

A residential development built on a simple idea — that the home itself is an artful expression.

Our Role
A high-end rural development in Aledo — thirty-five homesites, each two acres and up, and we’re one of the principals behind it. We handled the horizontal development: the roads, the drainage, and the utilities that turn raw acreage into homesites.
Aledo River will host the 2026 Fort Worth Dream Home, and at full build-out the neighborhood will be worth more than $100 million.

A coworking space for small-business owners — built on a belief that growth is moving outward, to the bedroom communities that need a place to work close to home.

Our Role
A coworking space we developed for the small-business owners of Aledo — built on the belief that growth moves outward, to the bedroom communities that need a place to work close to home. We owned the concept, the build-out, and the brand.
Since then we’ve developed and advised its expansion, and it now houses more than fifty-one office units. We run the property management, the website, and the advertising.

A 27,500-square-foot industrial flex building in Aledo we manage end to end — and the home of Aledo Workspace.

Our Role
A 27,500-square-foot industrial flex building in Aledo — and the home of Aledo Workspace. We took on the branding, the website, and the photography, but the real work here is property management: leasing the bays, looking after tenants like The Community News, and running the building day to day.
Where we’ve been most useful is the expansion strategy — how to build within the box: adding leasable space and growing the coworking footprint inside the existing shell, without breaking ground on anything new.
